Investing Along GST Road: Guduvanchery to Chengalpattu Locality Guide

By Jumbo Realty · 22 October 2026 · 8 min read

Grand Southern Trunk Road, better known as GST Road, is the main artery out of Chennai to the south. Past Tambaram and Vandalur, the stretch from Guduvanchery to Chengalpattu has turned from a string of small towns into one of the city's most active plot and apartment markets.

The appeal is simple: prices well below the city, real jobs nearby, and a suburban railway line that already works. Here's what's driving the corridor, what's coming next, and how to choose between its localities.

Why GST Road attracts buyers

Jobs on the corridor

The stretch is lined with employers: Mahindra World City (IT and manufacturing SEZs) near Chengalpattu, the Maraimalai Nagar industrial belt, and auto and component makers along the highway. Large educational institutions around Potheri and Kattankulathur add students, staff and steady rental demand.

Suburban rail that already runs

The Chennai Beach–Tambaram–Chengalpattu suburban line serves stations at Guduvanchery, Potheri, Maraimalai Nagar, Singaperumal Koil and Chengalpattu, with direct trains to Tambaram, Guindy and the city. A home within walking distance of a station is the single biggest convenience advantage on this corridor.

Kilambakkam bus terminus

The Kilambakkam mofussil bus terminus moved long-distance bus services south of the city. It made the corridor busier, and brought traffic problems around Vandalur and Perungalathur, but it also anchored more transport investment in the area.

What's coming

Infrastructure is the main reason to buy along a corridor rather than inside the city, so it's worth separating what's built from what's still a plan.

Airport–Kilambakkam Metro (about 15.5 km)DPR submitted in February 2025; awaiting central government approval. Planned as a double-decker with an elevated road below
Kilambakkam–Chengalpattu Metro extensionCMRL invited bids for a detailed project report in July 2026. An early-stage study, not an approved project

GST Road widening towards ChengalpattuProposed as part of the elevated corridor plan, with a six-lane road and service roads beyond Mahindra City
A Metro extension "under study" is not a Metro station. Price your purchase on what exists today: the highway, the railway and the jobs. Treat proposed projects as upside, not a guarantee.

Locality by locality

Guduvanchery

The most established of the five, with schools, hospitals, a busy market and a railway station. It's also connected to OMR via the Kelambakkam–Vandalur road. Prices are the highest on this stretch, but so is liquidity. Suits families buying to live in.

Potheri and Kattankulathur

Driven by the institutions around them. Strong rental demand from students and staff makes this a good pocket for smaller flats bought to rent out. Check noise and traffic near the highway and campus gates.

Maraimalai Nagar

A planned township with an industrial base, wider roads and a mix of independent houses and apartments. Popular with people working in the industrial belt. Good value per sq ft for buyers who prefer an established neighbourhood.

Singaperumal Koil

Close to Mahindra World City and the road towards Sriperumbudur. More plotted developments and newer projects; still developing its social infrastructure. A longer-horizon buy with more price headroom.

Chengalpattu

The district headquarters, with its own hospitals, courts and a major railway junction. Lowest entry prices on the stretch for plots, and the gateway to farmland further south towards Maduranthakam.

Plots or apartments?

Most activity on GST Road is in plotted developments, with apartments concentrated around Guduvanchery, Potheri and Maraimalai Nagar.

  • Plots suit buyers with a longer horizon who want land appreciation and flexibility to build later. Check approval carefully: parts of this corridor fall under CMDA and parts under DTCP. See CMDA vs DTCP approved plots.
  • Apartments suit end-users and rental investors who want to move in or let out quickly. Check the RERA registration and the builder's delivery record.

Before you buy on GST Road

  • Visit at peak hours. Drive from the property to Tambaram at 9 am on a weekday. The commute is the corridor's biggest weakness.
  • Check flooding history. Ask neighbours how the street fared in recent monsoons, and check the plot level against the road.
  • Measure the walk to the station. A 10-minute walk to a suburban station is worth more than most amenities.
  • Verify approvals and title. Use our land documents checklist.
  • Check the guideline value for the exact survey number; it sets your minimum stamp duty.

Frequently asked questions

Is GST Road a good place to buy property in 2026?
For buyers who work along the corridor or in south Chennai, it offers good value and existing rail connectivity. For investors, appreciation depends on infrastructure arriving on schedule, so plan for a 5 to 10 year horizon.
When will the Metro reach Chengalpattu?
There's no date. The Airport–Kilambakkam section still awaits central approval, and the Kilambakkam–Chengalpattu extension is at the detailed project report stage.
Which is better: Guduvanchery or Chengalpattu?
Guduvanchery is more developed, better connected and pricier. Chengalpattu is cheaper with more land available. Choose Guduvanchery to live in now; consider Chengalpattu for a longer-term plot.
Are plots on GST Road CMDA or DTCP approved?
It depends on the location. Check which authority covers the specific village, and ask for the approved layout plan with its approval number.
