For landowners

Joint development for landowners in Chennai

Own land in a growing part of Chennai? Partner with a trusted developer instead of selling outright. We check feasibility, match you with the right builder and negotiate a fair share for you.

What a good JDA protects
  • ✓A registered JDA, not just a memorandum of understanding
  • ✓Refundable security deposit paid to you at signing
  • ✓Clear completion timeline, with penalties for delay
  • ✓Your share of units identified in the agreement
  • ✓Power of attorney limited to what the project needs
  • ✓Agreed construction specifications and brands

Three ways to unlock your land

Area sharing

You give the land; the developer builds and you receive an agreed share of the finished flats or built-up area.

Revenue sharing

Instead of flats, you receive an agreed share of the sale proceeds as units are sold.

Outright sale

If joint development doesn't suit your plot, we can also help you sell it to developers directly.

How the process works

  1. 1

    Share land details

Location, extent, road width and the documents you hold.

  2. 2

    Title and feasibility check

We review title and estimate what can be built under CMDA or DTCP rules.

  3. 3

    Developer matching

We approach developers whose track record fits your plot and location.

  4. 4

    Negotiate terms

Your share, refundable deposit, timelines, penalties and specifications.

  5. 5

    Sign the JDA

A registered joint development agreement, reviewed by your own lawyer.

  6. 6

    Approvals and construction

We stay involved through approvals and track progress against the agreement.

  7. 7

    Handover of your share

Your flats or revenue share, as agreed in the JDA.

Tell us about your land

We'll review it and call you to discuss joint development or sale options. No obligation.

By submitting, you authorise Jumbo Realty (RERA TN/Agent/069) to contact you about this requirement. Your details are never sold or shared with third parties.

Joint development questions

What is a joint development agreement (JDA)?+

A contract in which a landowner contributes land and a developer contributes construction and approvals. In return, the landowner receives a share of the built units or sale revenue instead of a one-time sale price.

What share will I get as a landowner?+

It depends on the location, road width, permitted FSI, approval costs and the developer's costs. After the feasibility check we share realistic ranges for your plot, so you can compare offers.

How much land do I need for joint development?+

Developers in Chennai generally consider plots of a few grounds and above, with good road access. Smaller plots may still suit an individual building or an outright sale. Share your details and we will tell you what is realistic.

How is a joint development taxed?+

For individual landowners, capital gains on a registered JDA are generally taxed in the year the project receives its completion certificate. Rules change, so please confirm with your chartered accountant before signing.

How do I protect myself in a JDA?+

Insist on a registered agreement, a refundable deposit, clear timelines with penalties, your share of units identified upfront, a limited power of attorney, and an independent lawyer reviewing every document.
