What we check before you visit
Farmland title problems are common. These six checks are done on every plot we show.

In the seller's name, matching the survey numbers being sold.
Encumbrance certificate
At least 30 years, to confirm there are no loans or disputes on the land.
FMB sketch and survey
Boundaries and extent checked against the field measurement book.
Road access
A documented pathway or road to the plot, not just an informal track.

Borewell, open well or canal access, and the groundwater level in the area.

Farmland questions
Can anyone buy agricultural land in Tamil Nadu?+
Tamil Nadu does not restrict non-farmers from buying agricultural land, although land-ceiling limits apply to very large holdings. Your lawyer should confirm this for your specific purchase before registration.
What plot sizes do you deal in?+
Mostly 10,000 sq.ft (about a quarter acre) up to 2 acres, plus smaller plots of 3,000 sq.ft and above in managed farm layouts.
Do banks give loans for farmland?+
Most banks do not fund pure agricultural land. Some managed farm layouts have tie-ups with banks for plot loans. We will tell you upfront which options are loan-eligible.
What is a managed farmland?+
A larger farm divided into plots, where the developer maintains common roads, fencing, plantation and security. You own your plot; check the maintenance terms and charges before you buy.
Which documents should I check before buying?+
At minimum: patta and chitta, a 30-year encumbrance certificate, the parent and sale deeds, the FMB sketch, and proof of road access. We check these before we take you on a site visit.
