In short: Greater Chennai Corporation (GCC) collects property tax twice a year, for April to September and October to March. Pay within the first 30 days of a half-year and you get a 5% incentive. Pay after the deadline and you're charged 1% interest a month.
When is Chennai property tax due?
Property tax is collected in two half-yearly cycles: April to September and October to March.
| Half-year | 5% incentive if paid by | Last date without penalty |
|---|---|---|
| April to September | End of the first 30 days of the half-year | 30 September (2026) |
| October to March | 31 October (2026) | End of the half-year: check the GCC notice |
For 2026–27, GCC asked owners to pay for the second half on or before 31 October 2026 to get the 5% incentive on net property tax. The first-half deadline without penalty was 30 September 2026.
Incentive, penalty and the yearly increase
- 5% incentive on net property tax for paying within the first 30 days of each half-year, subject to eligibility.
- 1% interest per month on tax not paid by the deadline.
- 6% a year increase: in September 2024, the GCC council passed a resolution to raise property tax by 6%. The report cited Tamil Nadu urban local body rule 264(2), which requires property values to rise each year by 6% or by average GSDP growth, whichever is higher.
Paying on time matters to the Corporation too: GCC collected a record ₹1,124.69 crore in property tax in the first half of 2026–27, against a target of ₹1,200 crore (DT Next).
How is it calculated?
As summarised by HomeFirst, Chennai uses an annual rental value (ARV) method:
- Annual rental value = plinth area × basic street rate (per sq ft per month) × 12
- Property tax = ARV × tax rate, plus a 10% library cess on general tax
- Rebates include 25% for owner-occupied homes, and a reduction for building age after the first 4 years (up to 25%).
The basic street rate depends on your street and whether the property is residential or commercial. Use the property tax calculator on the GCC website, or check your demand notice, rather than estimating by hand.
