Patta Transfer After Buying Property in Tamil Nadu: When It's Automatic and When You Must Apply

By Jumbo Realty · 4 November 2026 · 7 min read
In short: registering your sale deed does not by itself mean the patta is in your name. In Tamil Nadu the patta moves to the buyer automatically only in simple cases: the seller holds an individual patta and the land is sold whole, with no subdivision. In other cases you must apply on the Tamil Nilam citizen portal. Either way, check the patta yourself after registration.

Sale deed vs patta: why both matter

The sale deed is registered at the sub-registrar office and records that you bought the property. The patta is the Revenue Department's record of who owns the land, with its survey number, extent and classification. Updating it is called patta transfer, or mutation.

Banks, the sub-registrar on a future resale, and other departments look at the patta. Our land documents checklist explains patta, chitta and EC in more detail.

When the patta transfers automatically

Tamil Nadu links its registration and revenue systems, so in simple cases the patta changes as soon as the deed is registered. As reported in August 2024, quoting the Director of Survey and Settlement, this applies when:

  • The seller holds an individual patta for the land.
  • The extent is unchanged, that is, the whole parcel is sold and there is no subdivision.
  • This typically covers apartments and houses or plots in approved layouts.

Buyers receive SMS alerts during registration and a confirmation when the title transfer is done. The new patta can be downloaded from the Tamil Nadu e-Services portal by entering the district, taluk, village, survey number and sub-division, and it carries a QR code for verification.

Fixes made in 2026

In July 2026, DT Next reported that the state had fixed three gaps in the automatic system, under a revised Government Order dated 25 June:

  • Family members signing with the seller. Automatic transfer used to fail when the seller's wife, son or daughter also signed the sale deed. It now goes through.
  • Sales by power of attorney. It used to fail when a valid, registered PoA holder sold the land and the names did not match the patta. It is now allowed.
  • Buyers who already own land in the same village. Staff used to add the new survey number to the buyer's existing patta by hand. The software now gives it the next available patta number.

When you must apply

If your case does not meet the conditions above, for example you are buying part of a survey number that has to be subdivided, the patta will not change by itself. You apply online on the Tamil Nilam citizen portal (tamilnilam.tn.gov.in/citizen), which the state launched for anytime, anywhere patta transfer applications. You can pay the fee online and download the order once it is approved.

These are the timelines reported for the officials handling the application. If yours takes longer, follow up with the taluk office using your application number.

How to check your patta after registration

  • Download the patta from the Tamil Nadu e-Services portal and check the owner name, survey number, sub-division and extent against your sale deed.
  • Check the EC on TNREGINET. The new owner's name should appear on the encumbrance certificate.
  • Use Integrated Land Records on e-Services to see the A-Register, patta details and FMB sketch on one page. This was launched on 4 March 2026.
  • Check patta transfer history on the Tamil Nilam citizen portal, which shows past transfers of a survey number. The same report notes that data is still being added, and parts of Chennai were still being updated.
  • If the patta has not changed and your case was not automatic, file the application on Tamil Nilam without waiting.

Before you register: avoid delays

  • Ask the seller for the current patta and confirm it is an individual patta in their name.
  • Make sure the survey number, sub-division and extent in the sale deed match the patta exactly.
  • If you are buying part of a larger survey number, plan for a subdivision application.
  • For new flats and plots, registration is now online. See our STAR 3.0 guide.
