Stamp duty & registration charges in Tamil Nadu (2026)

When you buy a property in Tamil Nadu, two statutory charges are payable to the state government to legally register the transaction: stamp duty at 7% and a registration fee at 4% of the property's value — a combined 11%. These rates are uniform across the state, including Chennai, and are charged on the higher of your agreed sale price or the government's guideline value for that location.

For a ₹60 lakh property, that works out to ₹4,20,000 in stamp duty plus ₹2,40,000 in registration fee — ₹6,60,000 in total government charges, payable at the time of registration. Factoring this into your budget early prevents a cash crunch on registration day.

The women-buyer concession

To encourage property ownership among women, Tamil Nadu reduces the registration fee from 4% to 3% when the property is registered in a woman's name and its value is ₹10 lakh or below. The stamp duty stays at 7%. The concession is verified at the Sub-Registrar Office, and if a later inspection finds the value exceeds ₹10 lakh, the balance fee becomes payable.
