How your home loan EMI is calculated

EMI (Equated Monthly Instalment) is the fixed amount you repay every month, combining principal and interest. It's calculated from three inputs: the loan amount, the annual interest rate, and the tenure. Early in the loan, most of each EMI goes toward interest; over time, more goes toward principal — which is why the schedule above shows your balance falling slowly at first.

The standard formula is EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the principal, r is the monthly interest rate, and n is the number of monthly instalments.

Frequently asked questions

How much home loan can I get in Chennai?
Most lenders fund up to 75–90% of the property value and cap your EMI at roughly 40–50% of your net monthly income. Use our loan eligibility calculator to estimate your limit.
Does a longer tenure reduce my EMI?
Yes — a longer tenure lowers the monthly EMI but increases the total interest you pay over the life of the loan. The split bar above shows that trade-off as you adjust the tenure.
Are home-loan rates fixed or floating?
Both are offered. Floating rates move with the lender's benchmark; fixed rates stay constant for a set period. This calculator assumes a constant rate for the full tenure, so treat long-tenure figures as indicative.
