How lenders decide your home loan eligibility

Lenders cap your total monthly loan repayments at a percentage of your net income — typically around 50%, known as the FOIR (Fixed Obligation to Income Ratio). They subtract your existing EMIs from that ceiling to find how much you can put toward a new home-loan EMI, then work backward to the maximum loan that EMI can support over your chosen tenure.

Beyond income, your credit score, age, employment stability, and whether you add a co-applicant all influence the final sanctioned amount. Adding an earning co-applicant — often a spouse — is one of the most effective ways to raise eligibility.

What is LTV, and why is my property budget higher than my loan?
